89 Grand Wagoneer Purchasing Help

I've got an opportunity to purchase an 89 Grand Wagoneer locally and would like opinions on value and what I can expect. The asking price is $7K and has 112,000 miles. I was told that the rocker and floor panels are starting to rust (as can be seen in the images). Any opinion would be greatly appreciated. Thanks!
